What a house and land price can leave out
The lowest advertised price isn't always the lowest final cost. Use this list to compare packages properly.
Two packages with similar prices can end up far apart once you've added everything you need to move in. Ask these questions before you compare them.
Site costs
- Is the site cost fixed, or only an allowance?
- Has the block had a contour survey and a soil test?
- Could retaining, bushfire or noise requirements add to the cost?
Inclusions
- Are flooring, blinds and air conditioning included?
- What kitchen appliances and benchtops are included?
- Do the pictures show features that aren't in the price?
Outside works
- Are the driveway, fencing, landscaping and clothesline included?
- Does the estate provide fencing or front landscaping?
Estate rules
- Do the design guidelines require a particular facade, materials or roof?
- Are there deadlines to start or finish building?
Your limits and other costs
- Does the land and build total fit within the grant and scheme limits you plan to use?
- Have you budgeted for stamp duty, settlement and loan costs?
- When is the land expected to title, and how long will you be renting after that?
