Like a mortgage broker, for the building industry

Buying land, choosing a builder and arranging finance can feel like three separate jobs. Eddie Gulati acts as your project manager across all three. You don't pay for this, because the builder pays us.

  1. First meeting

We go through your income, savings, goals and where you want to live.

  2. Finance

We connect you with a bank or mortgage broker and get your borrowing limit confirmed.

  3. Land options

We shortlist blocks that fit your budget and location.

  4. House analysis

We compare designs and builder inclusions, so you can see what each price includes.

  5. Contracts and grants

We help you line up the paperwork, grant and duty applications.

  6. Build to keys

We stay your point of contact as your project manager until handover.

Common questions

How much deposit do I need for my first home?

Under the Australian Government 5% Deposit Scheme, eligible first home buyers can buy with 5% and pay no Lenders Mortgage Insurance, provided the price is under the cap for that location. You also need money for stamp duty, if it applies, and buying costs.

Which first home buyer grant can I get?

It depends on your state. For brand-new homes, Western Australia and Victoria pay $10,000 and Queensland pays $30,000. Each has value limits, and established homes do not qualify.

Is your service really free?

Yes. You don't pay us. The builder pays us when you build through us, and we'll explain that arrangement at your first meeting.
