WA first home grant and stamp duty: the 2026 rules

The $10,000 grant, the new duty thresholds, and how buying land changes the numbers.

WA changed its first home thresholds for transactions from 7 May 2026. Here are the main numbers for Perth buyers.

The $10,000 First Home Owner Grant

  • Amount: up to $10,000, once only.
  • Price limit: $800,000 for the total transaction south of the 26th parallel, which includes Perth.
  • Home type: new or substantially renovated homes. Established homes don't qualify.
  • Living there: you generally need to live in the home for at least six continuous months, starting within 12 months of completion.
  • Income test: none.

Stamp duty for first home buyers

BuyingNo duty up toReduced duty up toRate above the lower limit
Home and land$600,000$800,000$16.15 per $100
Vacant land$450,000$550,000$20.14 per $100

Two examples

  • Established home at $700,000: $100,000 above the limit, so duty is about $16,150.
  • Vacant land at $500,000: $50,000 above the limit, so duty is about $10,070. This concession has no limit on the combined value of the land and the home you later build.

Estimates only. RevenueWA decides your duty and eligibility. Other rules apply, including rules about previous property ownership.
