How to research a suburb before you buy land
Use property sites, government maps and a weekday visit to check more than the price.
The right block depends on more than its price. Here's a simple way to check a suburb before you commit.
1. Compare what's for sale
Search realestate.com.au, Domain and REIWA for land and new homes in the area. Note the lot sizes and prices, and compare similar blocks.
2. Look at what has sold
Asking prices are only a starting point. Check recent sales nearby, and compare homes of a similar age and size to the one you plan to build.
3. Check the block
- Ask whether the lot is affected by bushfire ratings or road or rail noise, as these can add building costs.
- Check your council's planning information and any flood mapping.
- Read the estate's design guidelines before you sign.
4. Test your daily life
- Drive the commute at the time you'd normally travel.
- Find the nearest schools, shops, childcare and public transport that exist today.
- Treat future schools and town centres as plans until they're funded and being built.
5. Visit twice
Go once on a weekday and once on a weekend, so you can see how traffic, parking and noise change.
